  • Burnham Yard Small Area Plan Survey

    The Burnham Yard Small Area Plan team would like to know your priorities and preferences regarding the potential ideas presented in this survey. Your input will help guide the next steps in developing the policy recommendations that shape the entire study area. They will also help inform the Large Development Review (LDR) process that the Denver Broncos are following to develop their 150-acre site.
  • Land Use, Housing, and Economy

  • The plan area will establish land use policy to guide decisions about where different types of housing, businesses, neighborhood services, and amenities should go. It also influences how new development can reflect and reinforce the look and feel of each neighborhood. Affordable housing and access to employment opportunities help keep residents financially stable and reduce the risk of displacement.

Using the chart below, select one land use priority for each zone in the small area plan study area and the large development review site. The zone boundaries include Interstate-25, the Consolidated Main Line (CML)/freight rail corridor, the RTD rail tracks, and city streets.

Thoughtful neighborhood design shapes how we live, work, and play, making it easier to stay active, access opportunities, and thrive. Well-designed neighborhoods support healthier lifestyles, stronger connections, and vibrant public spaces that can also honor and celebrate the neighborhood’s rich cultural history.

  • Mobility

  • Mobility refers to how people move through and experience the neighborhood. It includes street design, prioritization of different travel modes, infrastructure improvements, and pedestrian safety and comfort. All of these factors shape daily travel and the overall experience of the community. Key mobility goals are to improve overall connections and access, to address barriers between the Burnham Yard area and Sun Valley, La Alma/Lincoln Park, Baker, Valverde, and other surrounding neighborhoods for both day-to-day travel and game/event days.

The map identifies existing key access points to and through these barriers, as well as opportunities for future street connections that could improve overall connectivity across the area.
